Tanque Verde is not tract housing, and that changes the job completely. Homes here were built over forty or fifty years on individual lots, many of them custom, and the doors reflect that. We see oversized openings, timber and timber-clad doors, old one-piece tilt-up doors that predate sectional hardware, and detached shops and barns running gear nobody makes any more. A company used to working through identical subdivisions tends to arrive with the wrong parts and quote you a full replacement.
We would rather repair it. Non-standard does not mean unfixable, and a well-built custom door is usually worth keeping. Our technicians work out what you actually have, tell you honestly whether the hardware can still be sourced, and give you the price before anything is dismantled. If a door genuinely has reached the end, we will say so and explain why, but that is the last resort and not the opening pitch.

We see it constantly out here. Packrats nest in the tracks and above the opener, chew through wiring and knock the safety sensors out of line. We clear the mechanism, replace whatever has been damaged and get the door sealing properly again so it is harder to get back in.
