If your door has started groaning on the way up, dropping faster than it should, or stopping halfway and thinking about it, that is the warning stage. Rita Ranch mornings run on a schedule, and a garage that stays shut at seven is a problem that cannot wait until next week. We work this side of Tucson every day, so getting a truck out here is routine rather than a favor.
often the same builder size as next door
worn builder-supplied drive gears
quoted at your door, not later
Rita Ranch has a pattern we see almost nowhere else in Tucson. Whole streets went up inside the same two or three year window, with the same builder fitting the same hardware on every house. That means the doors do not fail one at a time across a decade, they fail in waves. When a neighbor two doors down has just had a spring go, there is a fair chance yours is the same age, the same size and under the same tension.
The other thing about this neighborhood is turnover. With Davis-Monthan close by, plenty of these homes change hands on a posting cycle, and a lot of owners inherit a garage door with no idea when anything on it was last touched. We can tell you. A technician reads the hardware, the wear and the spring gauge, and gives you a straight account of what you actually have and how much life is left in it, before any money is discussed.
Tract homes, casitas and the odd workshop, from Rita Ranch over to Civano, Mesquite Ranch and Rocking K.
LiftMaster, Genie, Chamberlain and Craftsman units. A lot of Rita Ranch homes are still on the builder-supplied opener, and worn drive gears are the single most common thing we replace out here.
Doors that have slipped out of the track or rub against the frame. We trace what dragged it out of line, swap that part and rebalance the door instead of simply hanging it back on.
Worth doing across a whole street at once. Grease, spring adjustment and a look at every roller and sensor catches the failure everyone else on the block is about to have.
Dented panels and split bottom seals. On tract doors the panels are usually still available, so a single section can be swapped instead of the whole door.
Replacement doors for houses whose original door is worn out, including insulated models that run quieter than what the builder hung.
Torsion and extension springs, with common sizes carried on the truck. On doors this uniform we usually know the spring size before we arrive.
Plenty of Rita Ranch doors are original and twenty-plus years old, and at some point another spring or opener stops being money well spent. We measure the opening, price the new door line by line and install it, then cart the old one away. Most owners here pick an insulated steel door, since the afternoon sun on these flat lots heats a garage fast, and we can match the color and panel style your HOA expects.
A cooler garage and a quieter door than the builder original.
Colors and panel styles that fit HOA rules.
Belt-drive and MyQ openers fitted with the new door.
The old sections leave on our truck.
Rita Ranch sits on flat, open desert at the southeast edge of the city, with little shelter and a lot of identical housing stock. That combination produces a very particular set of garage door problems.
Because these streets were built in a single push, the springs, rollers and openers on them are all the same age. One failure on the block is usually a fair warning for everyone else, which is why we get called out here in clusters.
Tract construction means the cheapest hardware that met code at the time. It works well for fifteen years and then rollers, hinges and drive gears start going in quick succession, often within months of each other.
There is nothing between these homes and open desert. Wind drives fine grit straight at the door, where it packs into rollers and the opener rail and wears down parts that should have years left. If wind has already pushed your door out of line, we can realign the track and get it running true.
With homes changing hands on posting cycles, a lot of owners here have never seen the door serviced and have no record of what has been replaced. Small faults go unnoticed until they become a breakdown.
The part that broke is not always the part that caused it. A roller that seized up months ago is what pulls a door off its track, and a door left slightly out of balance for a long time is what burns out an opener. So the visit starts at the top and works down: torsion springs, lift cables and drums, the rollers in both tracks, hinges, bearings, the opener and both photo eyes. Then you hear what we found before a wrench comes out. In Rita Ranch that conversation is usually broader than one part, because on an original door every piece has opened and closed just as many times as the one that failed. We will tell you what has failed, what is close behind it, and what is genuinely fine, and you decide how much of that gets done today. Replacement parts are heavier duty than the ones fitted when these streets went up. To finish, the door goes up and down a few times, the technician checks it stays level by hand and sets the opener so it reverses the moment it meets resistance. We do not leave until it runs quietly and stops when something is underneath it.
On a Rita Ranch visit we inspect torsion springs, lift cables, drums, every roller and hinge, the tracks, the opener and the photo eyes.
No phone menu and no all-day window. From the first ring to a door that runs right again, it goes like this.
Give us the symptoms and roughly when the home was built, which often narrows it down before we leave the shop.
The whole door gets looked over, not just the broken piece, and you get a firm price up front.
Our trucks hold the spring sizes, rollers and opener boards these builders used, so one trip is usually enough.
Full travel, a hand balance check and a reverse test, and the old parts leave with us.
Every street in Rita Ranch plus the neighborhoods around it, and the nearby towns we cover with their own pages.

Zenerosa and his brother Zavonte were outstanding with their punctuality, information, billing, timing, and no pressure in buying additional parts. The install was flawless, they even took time to explain some of the features, and cleaned up the whole area... most was not their creation. They exhibit pride and confidence in their workmanship; and so THEY deservedly should. I'm going to have another garage door replaced soon. Thank you both so much!Posted on Google![]()

Missy and Zen were great to work with. Our old garage door needed to be replaced and Zen and Missy were very helpful in suggesting a new garage door. Zen did an excellent job installing it. The new door looks so much better than our old one and so quiet. We love it!+0Posted on Google![]()

I had my tension spring snap on my garage door. I called them up and spoke to the owner, Melissa. Fantastic lady. I sent her pictures of the garage door and its issues. I told her I lived in the La Estancia community and was referred by a neighbor who was also satisfied with their work. She got me squared away with an appointment in 2 days and the price was reasonable. She didn’t try to upsell me at all. As a mechanic myself in the Air Force, I asked her if it’s better to do both springs rather than just the broken one. She said she recommended it, but didn’t want to feel like she was upselling me, which I absolutely appreciated. I went ahead and asked for both to be done because of the cycle life of the springs. Zeneroso was my mechanic. He came on time. Very friendly young man. We had a chat throughout the install. It was mostly about garage doors, he walked me through everything because I like to know how to do things myself. I couldn’t do this job at the time due to my lower back. The company was great, the owner was great, and the mechanic was great. Zeneroso put the company sticker on the door which was great, because Discount Door Service is going to be my garage door company moving forward. Thank you guys so much! Pictures are the before and after!+3Posted on Google![]()

I couldn't be more pleased with a garage door service. The guy who came to fix the door, went above and beyond and even fixed a rattling noise that had been there since we bought the property over 10 years ago all it took was a couple of little adjustments!! It was so amazing. I highly recommend giving them a call I don't think you'll be disappointed. When I asked for a general price range (knowing that they can't be completely specific or 100% sure because they haven't truly been able to assess the problem but are going off what you have told them) They actually gave me a price!! Unlike the others who will only schedule an appointment - waisting my time when the price might be too high for this month. I am truly pleased with this company and highly highly recommend them to everyone. Thank you thank you, thank you. Your service was amazing. 🙂Posted on Yelp![]()

The people at Discount Door were fabulous. It's my second experience with them in the past year in my new house that I had purchased. They were timely. The estimate was reasonable and honored to the penny and they were very communicative with notices about arrival and work time. Both Tyler and Zenoroso were first to work with! I highly recommend a Discount Door!Posted on Yelp![]()

I had used Discount Door Service last year to replace a coil spring and some worn hardware - everything went well. I had to call them again for a different problem with the door and I thought: "By golly, EVERYONE should know how good these guys are!" I generally don't bother with reviews, but I thought you should hear this. A young man named Zeneroso showed up (on time) and he was with a guy named Ty. I had a "sagging" door and they quickly came up with a plan and a price. I liked their proposal and they were in and out in less than 1 hour. I couldn't be happier. You got garage door trouble? Close this review and call Discount Door right now.Posted on Yelp![]()

Great service. Great price. Courteous and knowledgeable. Made reasonable recommendations without pressure sales that many companies use these days. He replaced the rollers for my garage door, and serviced it, in addition to troubleshooting why it was 'acting up' and fixed it! HIGHLY RECOMMEND THIS COMPANY!!
When a spring lets go, the door will not budge, and on streets this uniform the neighbors’ springs tend to follow. Most are replaced the same day, priced before the work.
These figures are typical ranges, and a door nobody has seen yet cannot be quoted exactly. The door’s weight and size, its spring type, the opener and the parts involved set the real number, which you get before we start.
Something else going on with your door? Give us a call, explain what it does, and you will get an honest read on it.
Yes. Rita Ranch, Civano, Mesquite Ranch, Sycamore Canyon and Rocking K are all on our usual southeast route, along with Vail and Corona de Tucson further out. We are over this way every day, so the drive costs you nothing extra.
That is one of our most common Rita Ranch calls. A technician can tell the age and condition from the hardware itself, point out which parts were swapped before and which are original, and give you an honest picture of how much life is left. It is worth doing before something fails rather than after.
Possibly, and it is a fair question out here. On streets built in one go the springs are usually the same age, size and cycle count. If yours is original and the door is fifteen years or older, a check is sensible. Springs give warning signs, and they are much cheaper to replace before they go than after.
Almost always because the door has gotten heavier, not because the motor has gotten weaker. A weakening spring shifts the load onto the opener, and the opener will keep trying until it burns out. Leave it alone and call us, because a new spring costs a great deal less than a spring and an opener together.
On these doors especially. Builder hardware is not bad, it is just minimal, and it responds well to cleaning, lubrication and correct spring tension. An annual service is far cheaper than the roller, hinge and opener replacements it puts off.
Usually the same day. Rita Ranch is on our regular southeast run down Houghton Road, and the truck already carries the common spring sizes for these tract doors, so most visits end with the door working.
If the panels are solid, repair usually wins. Once the sections are dented or rusting at the bottom and the hardware is all original, a new insulated door can cost less over the next ten years than a string of repairs. We price both and let you choose.
Yes. Share your HOA color and panel requirements at booking, and every door we quote will meet them.
Plain talk, a firm price ahead of the work, and a tech who has seen plenty of these doors. Call or text (520) 579-9084.
