How commercial doors actually fail

Commercial failures rarely look like residential ones. The door is heavier, it cycles far more often, and something usually hit it. These are the four calls we take most.

A forklift or a truck caught the bottom section

Impact damage is the failure mode a house door almost never has. A crushed bottom section will bind in the track and can pull the door out of square, so the damage spreads upward every time somebody cycles it. Sections can often be replaced individually rather than the whole door, which is the first thing worth establishing.

It stops halfway and the operator hums

On a commercial door this is usually the counterbalance rather than the motor. The springs carry the weight; the operator only moves what the springs have already made liftable. An operator asked to lift an unbalanced steel door will burn out, and then you have two repairs instead of one.

It is jammed open and the unit cannot be locked

This is the one that stops being a maintenance issue and starts being a security and insurance issue. Tell us that when you call, because it changes what we bring and what order we do things in.

The door is fine but the opening is not

Bent track, a sprung jamb, a loose header angle or a floor that has settled will all stop a perfectly good door. Replacing panels without checking the opening is how a door gets fitted twice.

What changes the price

Why a commercial door is not quoted over the phone

Two doors that look identical from the parking lot can carry completely different hardware. Four things decide what a repair costs, and none of them can be read down a telephone line.

Door size and weight

Commercial sections are heavier and wider, and the counterbalance is specified to the actual weight rather than a standard residential size.

Duty cycle

Springs are rated in cycles. A part specified for a door opened six times a day is the wrong part for one opened sixty times, and fitting it is a false economy.

Sections or the whole door

Impact damage is often repairable one section at a time. Whether that is true here depends on the panel profile and whether it is still made.

The operator

A commercial operator is a different machine from a residential opener, and repairing one is a different job from replacing it.
