Is your door telling you something?
Doors give warning. These are the four most common, and each one is cheap to address now and expensive to ignore.

Grinding and rattling almost always mean dry or worn rollers and bearings. In Tucson that is usually dust rather than age: fine grit gets into the bearing and turns lubricant abrasive.

The door is binding somewhere. Left alone, binding wears the rollers flat and eventually pulls the door out of alignment.

Heat hardens the bottom seal until it stops sealing. That is how dust, water and scorpions get in, and the seal is one of the cheapest parts on the door.

This is the safety test, not a comfort issue. If the door does not reverse on contact, or the photo-eyes do not stop it, it should be corrected before the door is used again.
Inspected for flat spots, play and dry bearings, then lubricated with something that will not turn into a dust magnet.
Checked for fraying, slipped windings and rust, and the door is balance-tested by hand with the opener disconnected.
Tracks checked for square and for loose lag bolts. Vibration works fixings loose over years and a loose track is how doors start to bind.
Travel limits, force settings, the photo-eyes and the contact reverse all tested properly, which is the part most often skipped.

What changes the price
A tune-up is labor plus small consumables. Anything genuinely worn out is a part, and you decide on it before it goes on.
A second door on the same visit costs less than a second visit.
Adjustment and lubrication are the visit. Rollers, seals, cables or springs are parts, quoted separately and only fitted if you say so.
A door serviced annually takes less work than one that has run untouched for a decade.
Older units sometimes need more than adjustment to hold their settings, and we will tell you when that is the case.
Nothing gets replaced without you agreeing to it, and we will tell you when a part has life left in it.

Once a year suits most households, and it is worth doing before summer rather than after. A door used many times a day, or one on a dirt road, benefits from more often.
Please do not. WD-40 is a solvent and water displacer, not a lubricant, and it strips what little protection is in the bearing. It is also thin enough to run off and thick enough to hold dust while it does.
Lay a solid object, a length of timber works, flat on the floor in the door’s path and close the door. It should touch and reverse. If it does not, stop using the opener and get it looked at.
It extends the life of the parts that fail, which is the same thing in practice. Rollers, bearings and cables wear far faster when they are dry or misaligned.
