Rita Ranch has a pattern we see almost nowhere else in Tucson. Whole streets went up inside the same two or three year window, with the same builder fitting the same hardware on every house. That means the doors do not fail one at a time across a decade, they fail in waves. When a neighbor two doors down has just had a spring go, there is a fair chance yours is the same age, the same size and under the same tension.
The other thing about this neighborhood is turnover. With Davis-Monthan close by, plenty of these homes change hands on a posting cycle, and a lot of owners inherit a garage door with no idea when anything on it was last touched. We can tell you. A technician reads the hardware, the wear and the spring gauge, and gives you a straight account of what you actually have and how much life is left in it, before any money is discussed.

Possibly, and it is a fair question out here. On streets built in one go the springs are usually the same age, size and cycle count. If yours is original and the door is fifteen years or older, a check is sensible. Springs give warning signs, and they are much cheaper to replace before they go than after.
Almost always because the door has got heavier, not because the motor has got weaker. A weakening spring shifts the load onto the opener, and the opener will keep trying until it burns out. Stop using it and call us, because replacing a spring costs a great deal less than replacing both.
On these doors especially. Builder hardware is not bad, it is just minimal, and it responds well to cleaning, lubrication and correct spring tension. An annual service is far cheaper than the roller, hinge and opener replacements it puts off.
