What we found
Two separate problems that happened to show up together.
The noise was the door itself. Rollers, hinges and springs all work against each other every time the door runs, and in dry Tucson air the lubricant on them does not last. A door that has gone a long stretch without a service gets louder so gradually that nobody notices until it is already loud.
The daylight was the bottom seal, the flexible strip along the bottom edge of the door that presses down onto the concrete. Once it hardens, tears or wears flat it stops making contact, and you get what this homeowner was looking at: a bright line across the floor with the door fully shut.
What we did
Zeneroso lubricated the moving components first, which dealt with the noise, then installed the new bottom seal.
The part that matters is that the seal is flexible, so it follows the contour of the concrete instead of sitting rigid across it. That counts for more here than in most of Tucson. Harold Bell Wright Estates was laid out in 1950 and most of its houses went up over that decade, so these are slabs with seventy years of settling behind them. They are rarely flat, and a stiff seal will ride the high spots and leave gaps at the low ones.
With the new seal down, the opening under the door closed up across the full width of the floor. About an hour on site, and it stays at the short end of that when the existing seal retainer is still good enough to reuse.
The result
The door runs quietly again and the floor line is shut.
A bottom seal is a small part doing a job well out of proportion to its size. It is what keeps blown dust, monsoon runoff and the insects that come with both out of the garage, and on an attached garage it makes a real difference to how hot the space gets in summer.
